- Why do I need a Professional Services Agreement?
- The PSA is the planning phase. We define the scope, prepare detailed estimates, and coordinate design and permitting before construction begins. That gives you an accurate proposal and far fewer surprises once work is underway.
- How is a project priced?
- We build on a Cost Plus basis. Your investment is the cost of labor, materials, subcontractors, and project expenses, plus our standard contractor fee. Every invoice carries the supporting receipts and records. The PSA sets the scope and a detailed estimate, with a contingency allowance that is billed only if it is needed.
- How should I compare contractor bids?
- Make sure every contractor is pricing the same scope. Differences in materials, specifications, and assumptions change the number more than anything else. Our planning process produces a clearly defined scope, so proposals can be compared fairly and you can choose on fit, not just the lowest figure.
- Can I live in my home during a remodel?
- It depends on the scope and where the work is. Many clients stay for smaller projects. Larger renovations sometimes call for a temporary move for safety and comfort. We will talk through your project and help you decide.
- How long will my project take?
- Every project is different. Scope, permitting, material lead times, and complexity all set the schedule. During planning we build a realistic timeline and keep you current as work progresses.
- When can construction begin?
- Once planning is complete, permits are approved where required, and materials are ready to install. Start dates depend on scope and our current schedule. We give you a realistic date and keep you informed along the way.
- Can I choose my own materials and finishes?
- Yes. We want you involved in selections and will guide you through the options for your style, goals, and investment. Bring specific materials or ask for recommendations. Either way we help you land on finishes that suit the design and the house.
- What if I want to change something during construction?
- Changes happen. Before any added work proceeds we explain how it affects scope, schedule, and investment, document the revision, and confirm the decision with you.
- How will I stay informed during my project?
- You have a dedicated project manager from start to finish. They are your point of contact for updates, upcoming decisions, and anything that comes up on site.
- What makes design-build different?
- Planning, design, and construction sit with one team. That means one point of accountability, tighter coordination, and fewer surprises between the drawings and the finished house.
- What happens after my project is complete?
- We walk the finished space together to make sure everything meets your expectations. Any remaining items are taken care of before we consider the project done.
